Seasonal timing

July highs sit near 95, and that's when a scaled-up heater starts short-cycling and popping, since sediment insulates the burner from the water it's supposed to be heating.

Common questions

How much does a plumber cost?

It depends on the job and how bad the problem is. That is why the first step is a phone call. Describe the problem and get your free estimate on the phone, with upfront pricing.

Will I talk to a real person?

Yes, you will.

Do I need to fill out a form?

No forms and no waiting on emailed quotes. One phone call is all it takes.

Can I get help at night or on a weekend?

We have plumbers ready to help families in the community 24/7, but moment-to-moment availability depends on demand. Call to find out how soon we can service your home.

Should I wait to call?

You already know that plumbing problems don't go away on their own. And waiting just increases the risks to your house. Plumbers see this hesitation all the time. Instead of regretting not calling earlier, just make that 2-minute call now and get your free estimate.

People also ask

Why does my water heater rumble or pop?

Sediment on the tank floor is the usual answer. Water trapped under that layer flashes to steam and knocks its way out, and the noise is the tell. Left alone it eats efficiency and shortens tank life. A pro can tell you whether flushing is still worth it or whether the tank is far enough gone that it isn't.

Does hard water damage fixtures as well as the heater?

Yes, and it shows up first in the small stuff: aerators clogging, a shower valve that gets stiff, a toilet fill valve that won't seat. Scale also collects in the heater's drain valve, which is why an old tank sometimes won't drain when you finally try.

Who is responsible for the water line between the meter and my house?

That segment is the homeowner's. The utility maintains the main and the meter itself, and everything past it is yours, including the section under the driveway. Leaks there often surface as a wet strip in the yard long before the pressure inside changes.

Is a slow drain always a clog in that fixture?

Not always. If several fixtures slow down together, or a toilet gurgles when the tub drains, the problem is further down the line rather than in the trap. That pattern points at the branch or the lateral, and it needs a camera rather than guesswork. Older laterals on the Greenleaf side of town do it often.
